Where are you located?
We are in Tallahassee, Florida at 280 John Knox Road.
Is This A Student Property?
No, this is a conventional property, but it is a student friendly.
We do not rent by the room, we rent by the unit.
Roommate Match Making:
We do not offer roommate matching. If you plan to split the lease
with someone, you must bring them, and they must apply with us.
When Is My Rent Due?
The lease is an installment lease with 12 equal payments. First
Month’s Rent is due between the 1st-3rdof
every month, it is required to be paid in Money Order, Cashier’s Check, or via
the online portal. No personal checks will be accepted for first month’s rent.
If rent is not paid as of the 3rd day of each month a $100 late fee is charged.
If a rent payment is returned for any reason, a $50 returned check fee is
charged on top of the late fees.
What Is a Resident Portal?
The property website allows the resident to setup an account to
submit service requests and pay rent.
How Do I Pay
My Rent?
There are several ways that you can pay your rent, you can pay
with a money order, cashier’s check. You can also pay with a credit or debit
card online through our online resident portal *This option does cost a small
convenience fee. If you pay with a check online through our online resident portal.

Who Do I Contact with Questions About Utilities?
Utilities are through the City of Tallahassee; you will need to
set up your utilities with them online at
https://www.talgov.com/you/you-digitally.aspxor call them at (850)-891-4968.
Who Is My Cable & Internet Provider?
Internet and cable are included in the rent. Comcast Xfinity is
the provider and all troubleshooting questions or issues with service should be
directed to them.
How do I apply?
You can apply online at our website www.rollinghillstally.com
Once applying you will be required to pay an app admin fee of
$150. Once you have submitted your application, your screening will be
processed, the results can take up to 24 hours to come back.
Is Renter’s Insurance Required?
Renter’s insurance is required, you can sign up with a third-party
company or through us with Epremium Insurance. The
property is not responsible for damage to personal belongings for any reason.
What Deposits Are Required?
A security deposit between $500 to first month’s rent is required
at the time of application approval to our community. This is a refundable
deposit and is used to pay any damages and any other balances at move-out. It
can never be used towards rent or other fees accrued during the lease term. You
also have the option to sign on with a guarantor, or co-signer on your lease.
To apply, a full background and credit check will be required, and a minimum
monthly income of three times your child’s rent is part of our financial
criteria.
What If I
Need to Break My Lease?
The lease is a binding contract and cannot be broken prior to
expiration. If you cannot fulfill the lease term you will be responsible to
find someone to take over your lease or sublease your unit. Please call the
leasing office for information on subleasing.
What Is Included in My Apartment?
Units are unfurnished. All apartments have a dishwasher,
washer/dryer, refrigerator, and an oven. Please bring a shower curtain upon
move in. We do not provide the shower curtain to any residents. Please contact
the office for more info.
Am I Allowed to Bring A Pet?
You are more than welcome to bring a
pet, as we are a pet-friendly community. However, you are required to pay a
non-refundable pet FEE of $300 for your first pet and an additional $150 for
your second pet. Pet rent is$15per month added to your monthly rent. There are
pet restrictions that will apply, such as weight and breed restrictions.
